Naples hasn't seen a brand-new hotel rise in its historic core in more than a century — until now. A 1889 Homecoming
The property sits on the site of the original Naples Hotel, the city's first, which opened in 1889 and welcomed guests for 90 years before fading into memory. The new hotel doesn't hide that lineage — it leans into it. Behind the front desk hangs a vintage-style key-box wall filled with fanciful artifacts. Art deco elevators carry etched-brass detailing. Dormered rooflines and lofted wood ceilings echo the surrounding cottages rather than towering over them.
Designed to Disappear Into the Neighborhood
San Francisco architecture firm Hart Howerton led the design, and the brief was careful. "The approach started with understanding how the original hotel engaged the public," Principal Tim McCarthy says, "then a series of design decisions followed — setting the building back from the street to maintain the presence of neighboring historic buildings, breaking the massing down to reflect the vernacular scale of surrounding cottages, and organizing the plan around a central courtyard that extends activity from historic Third Street South into the site."
Interior designer Kim Deetjen carried that restraint inside, layering vintage patterns with clean finishes and subtle coastal tones. The result, as Naples Illustrated observed, is rooms that feel "relaxed yet considered."
